Frequently Asked Questions
Do you work outside of Toronto?
We focus on the Greater Toronto Area — mostly the city (416) itself and nearby urban pockets (905). If you’re looking beyond the GTA, we’re probably not the right fit.
Do you only work with Toronto multiplexes?
That’s our specialty — but not our limit. Most of our work is with 2–5 unit residential investment properties in Toronto. But we’re also happy to help if you’re buying or selling a regular home for yourself, as long as it’s in Toronto.
We don’t focus on commercial or mixed-use properties — so if you’re looking at plazas or large apartment buildings, we’re probably not the right fit.
What are your fees for buying or selling?
Just like most realtors. If you’re buying, the seller typically pays the commission (buyer commission is usually 2.5% + HST in Toronto) — so nothing comes out of your pocket. Where we really stand out is with the value-add: investment analysis, strategic coaching, and long-term guidance to help you scale. We’re not here for just one deal — we’re here to grow with you.
Do you offer leasing or property management?
Yes, we offer both — especially when you buy with us.
Leasing: Typically one month’s rent, with discounted rates for Elevate buyers.
Property Management: 9% of gross monthly rents, also with discounts for Elevate buyers.
Can you help with mortgage financing?
Yes — we’re not mortgage brokers, but we can introduce you to ones we trust. You can also try our Toronto mortgage calculator to get a head start on understanding what you might qualify for and what your monthly costs could look like.
Do you manage renovation or construction projects?
Not directly. We don’t have the resources to manage full projects for you — you’ll need to take the lead. But we’ve done this ourselves, and we’re here to coach and guide you through it. Think of us as your investment partner — not a contractor.
Do you do construction work?
No — we’re not builders. But we’re investors ourselves, and we’ve taken on value-add renovation projects across Toronto. That means we understand the process inside out and have a solid, cost-effective network of trades — from architects and engineers to general contractors, electricians, plumbers, and project managers. We connect our clients to the right people all the time.
Can you help with accounting or tax advice?
We’re not licensed accountants — but we work with investors every day and can connect you with trusted tax pros who specialize in real estate investing.
Can you help me with design or renovations?
No — this isn’t the right place for design or renovation advice on homes you already own. We’re not architects or designers, and we don’t give general renovation advice.
Our focus is helping clients who are buying or selling with Elevate Realty. That said, we’ve taken on a lot of value-add projects ourselves, so we know what works — and we’re happy to coach our Elevate buying clients on strategy and connect you with reliable architects, builders, and trades we actually trust.
I’m a realtor. Do you work with other realtors?
Sorry, we don’t work with other realtors. Our focus is on working directly with real estate investors to keep things clear and efficient. We don’t accept referrals or partnerships through agents.
