Who Are We Looking For?

We are seeking a highly skilled and motivated Senior Property Manager to oversee a portfolio of rental properties in the GTA and to assist the Director of Operations and Development in supporting and leading the property management team. The ideal candidate will have a strong background in Property Management, the Residential Tenancy Act (RTA), the Landlord Tenant Board (LTB) and a solid understanding of older properties in the GTA. This role also involves working with the Director of Operations and Managing Partner to help grow the company through various initiatives and will report directly to the Director of Operations. 

As a member of the Property Management Team, you are an important part of our clients’ overall real estate journey. In order to ensure exceptional client satisfaction, it is essential that strong relationships are built between the clients, tradespeople and the rest of the Elevate Realty/My Capital Corner team.

You will report directly to the Director of Operations and Development; and work collaboratively with the sales and leasing team. You will also engage very regularly with clients, tenants, and various tradespeople.


Building and Tenant Relationship Management

  • Investigate building issues thoroughly and present possible solutions in a clear manner to clients to make a decision
  • Source quotes and coordinate work orders with handymen and tradespeople; ensuring work is completed effectively and efficiently
  • Complete semi-annual unit inspections for your portfolio to ensure the health, safety, and maintenance of the property
  • Make purchases within the assigned client budget and in accordance with spending policies
  • Grow a trusted vendor list by building strong relationships with handymen, contractors, and tradespeople
  • Act as the main point of contact with tenants; and maintain positive relations with them
  • Respond promptly when building or tenant concerns are reported
  • Receive and record rent payment collections from tenants. Monitor late rent payments, and follow appropriate protocols for non-payment of rent.
  • Facilitate tenant move-ins and move-outs to ensure transitions are smooth
  • Prepare and deliver notices in accordance with the Residential Tenancies Act and Landlord Tenant Board (LTB) processes
  • Meet and vet new handymen, contractors, or tradespeople; and ensure all appropriate checks are completed prior to releasing any confidential information 


Office and Client Administration

  • Submit accurate invoices and expenses to management for timely payment
  • Monitor and maintain the Property Management Inventory list
  • Organize Rent Increase Notices for all eligible rental units
  • Organize annual/semi-annual activities required for the entire portfolio (Eg. Snow removal contracts, gutter cleaning contracts, in-unit inspections)


Team Management and Training

  • Monitor and plan training sessions when required for new or changing internal processes or as they relate to the Residential Tenancies Act or Landlord Tenant Board. Enforce adoption for the use by the team on these processes or guidelines
  • On-board, train and support the property management team to deliver bespoke high-quality and timely property management and leasing services for our clients
  • Assist the Director of Operations with the recruiting and hiring activities on the Operations Team 


Strategic Growth

  • Assist the Director of Operations and Managing Partner to help grow the company through various initiatives, including improving processes, expanding services and enhancing client satisfaction


Compensation

  • $75,000 -85,000 per year

What Special Requirements are Needed?

  • Solid understanding of the Residential Tenancies Act and Landlord Tenant Board (LTB) processes 
  • Solid understanding of how to manage and maintain century-old freehold homes 
  • Valid driver’s license and access to your own vehicle with proof of insurance
  • Clean criminal record check
