Our Growth
Elevate has grown into a fully integrated real estate investment platform. We currently manage close to 400 residential units and complete roughly 200 leases per year across the GTA. We are entering our next phase of growth by expanding into Construction Management and Asset Management, building systems designed to scale portfolios and deliver consistent outcomes.

The Role
The Director of Operations is a senior leadership role responsible for building, tightening, and scaling Elevate’s operating platform.
This role does not require you to have everything figured out on day one. It does require strong judgment, systems thinking, and the ability to turn direction into execution. You will work closely with leadership to scale what already works and build what doesn’t yet exist.
You’ll own day-to-day operations across:
- Leasing
- Property Management
- Construction Management
- Asset Management (in development)
What You’ll Be Responsible For
Core Operations: Leasing & Property Management
- Own operational execution across leasing and property management.
- Translate company goals into clear plans, timelines, and KPIs.
- Ensure service continuity during peak periods or staff absences through documented SOPs and backup processes.
- Build and maintain strong relationships with trades, contractors, and service partners.
Build & Scale Construction and Asset Management
- Lead renovation and construction projects end to end, including tendering, vendor selection, budgeting, scheduling, change orders, and close-out.
- Track forecast vs actual costs and timelines, report variances clearly, and protect investor returns.
- Implement asset-level business plans and monitor performance metrics such as NOI growth, cash-on-cash returns, and IRR.
- Segment clients by profile (early-stage, growth-focused, high-net-worth) and tailor reporting cadence and communication while maintaining operational scale.
- Identify opportunities for repositioning, optimization, and capital redeployment.
Process, Systems & Reporting
- Document core processes and build clear operating playbooks.
- Own and improve the operational tech stack, including property management, project management, and reporting tools.
- Create dashboards covering occupancy, arrears, maintenance SLAs, construction schedules, and budget variance.
- Provide leadership with clear, consistent operational reporting.
People & Leadership
- Set clear expectations and KPIs for team leads.
- Run weekly check-ins and quarterly performance reviews.
- Coach, develop, and retain strong operators.
- Reinforce a culture of accountability, ownership, and follow-through.

Compensation & Benefits
- Base salary: $110,000–$160,000, based on experience
- Performance-based bonus
- Paid time off
- In-person role, Toronto-based
